What is the maximum number of people allowed in the villa? Back to Top

The villa is best suited for up to 6 Adults plus a Baby,in three large well furnished bedrooms.We also have a new Crib/Cot and high chair for the very little ones, should these be required.

Is smoking or pets allowed? Back to Top

For the comfort and safety of all our guests, smoking is STRICTLY PROHIBITED within the villa. We DO NOT allow pets. If the owners are informed of a breach of either of these conditions, a deduction from the Security deposit will be made.

How far away are the main attractions? Back to Top

The villa is only 8 miles away and around a 10 minutes drive from Walt Disney World. Sea World is approximately 15 minutes away and Universal around 25 minutes.

What direction does the pool face? Back to Top

This is one of the most requested details. Some homes have a shaded pool which can be off putting.Our Villa has a SOUTH facing pool which overlooks the LAKE and CONSERVATION area. Sun is on the pool deck from early morning till Sunset. This position is one of the reasons so many guests return!.

Does the pool back onto other properties/walls etc? Back to Top

Unlike some Villas which back onto walls, other properties, fences or other pools. This Villa has Private unrestricted views over a lakewoodland area. It has a truly fantastic location and view. You can sit outside and eat or drink whilst observing the wildlife on and in the Lake with no disruption from other homes.

How do we locate/enter the property? Back to Top

The home has a lock-box adjacent to the front door. This lock box will contain the key and will be available with your individual code from 4pm for your arrival. Directions and lock-box entry code will be sent to you approximately 2 weeks before your arrival. We send comprehensive driving instructions and a map to guide you straight to the home. There is no need to locate the offices of a Management Company to obtain the keys when you may be tired and just want to get settled in the home.

Will we have to bring bed linen/towels etc.? Back to Top

The villa is fully equipped for all your holiday needs. Bed linen, towels and pool towels are provided. A small initial supply of washing powder / dishwasher powder / toilet rolls etc are provided which you may have to top up during your stay .

Do you have any facilities for small children? Back to Top

The villa is equipped for very small children. There are safety alarms fitted on the patio doors to prevent children venturing out to the pool area un-detected. Although the pool is a leisure pool, there is no safety screen to prevent young children from falling in. We therefore insist on Constant Adult Supervision when staying with young children. There are also swings, etc on Eagle Pointe and a larger adventure Park a few minutes away.

Fully equipped entertainment centre with CD/DVD player in Living room, radio,selection of books.Each bedroom is also equipped with its own separate wall mounted internet access TV with preset applications, There is a selection of DVD's and Music CD's for the family.

Is the pool heated? Back to Top

Due to being SOUTH facing the pool does keep very warm during most of the Months of the Year. The pool can be heated for an additional cost as indicated on the booking form. We would recommended pool heat from October through to May., but this is personal choice as the pool can still be warm in these Months due to the pools position. The pool is heated to the maximum temperature allowed under Florida law (85 ).

We provide FREE Secure Wireless High Speed Broadband Internet Access. This extends both inside and outside the home. You can sit under the Shaded Lanai and surf or check your emails or keep in touch with your family anywhere in the World.

Do you have a Computer in the home? Back to Top

We do not supply a Computer in the home. We do supply FREE Wireless Internet and this enables Guests to use their own Laptops with all functions. Most homes with Computers have them ' locked down ' preventing downloading, uploading photographs, and many other necessary tasks. With your own PC you can copy your photographs and email them to family and friends, etc. You can't do this with most Villa Computers, or use them outside!.

The villa is approximately 10 minutes away form a Large Wal-Mart supermarket. There is also a '711' store on Poinciana Boulevard which has all the basics. We provide directions from the home to the nearest Wal-Mart.

Do you offer a Welcome pack? Back to Top

Yes we have secured through our Management Company an exceptional deal on Groceries. They are delivered by the Company just prior to your arrival and will be placed in the required storage/refrigerator for your convenience. We can also supply a fruit basket of local fresh Florida fruits! (Please see booking form for details of prices)

Are there any restaurants nearby? Back to Top

There is a multitude of restaurants on the Route 192 which is five minutes from the home. Route 192 is the main shopping, eating area in Kissimmee. You will be spoilt for choice, whether your preference is Chinese, Italian, Seafood, or American, you have a multitude of restaurants to select from.

Are there any medical services nearby? Back to Top

There are numerous Medical centres located on the 192, and Major Hospitals are just a few minutes away. Please checkout all the information we supply in our individual Guest application which we will send you before you arrive, or in the Villa folder we provide details of their location and telephone numbers should you require them.

The house is professional prepared and cleaned prior to your arrival and the pool and gardens are tended to weekly. All Towels and Linens are also provided. All utilities are included (only pool heat is extra)

Is there a Safe available? Back to Top

Yes, we provide an electronic Safe which is situated in the Master walk in wardrobe. The access code is individually assigned to each Guest and will be sent to you prior to your arrival. The access code will be changed to your assigned number by 4pm on the first day of your arrival.

We have employed a professional (24/7) management company to look after your every need. Management companies vary dramatically in what they offer ... we believe ours is the best in the business - nothing is to difficult. They will visit you in the first few days of your stay to ensure everything is ok and provide any information you require re Park Tickets, etc to enable your stay to be a memorable one. They also live on Eagle Pointe so can be with you in minutes.

Do we pay extra for any of the equipment in the villa? Back to Top

Absolutely not!. Unlike many homes which charge for cribs, Safes, high chairs, etc. We offer an all inclusive rate. We also offer FREE 24 hr Broadband internet access throughout the home, just bring your laptop.. We also offer FREE local and International telephone calls. These are included in the price of the villa.

What time is Check in? Back to Top

Check in time is 4pm on the first day of your arrival. The Lock box code will be changed to your assigned access code at this time. You will not be able to access the home until this time. Our Management Company require time to fully prepare the home for your arrival and also place any Welcome packs or Fruit baskets, etc in place.

What time is Check out? Back to Top

We require you to check out by 10am on the morning of your last day. We know you will probably not want to leave, however our Management Company require time to fully clean and prepare our home to the high standard for any arriving Guests.

We have access to similar quality housing within Eagle Pointe, we can even offer the home next door !. We will happily direct you to the owners. This can be convenient if you have a large group or require two or more homes within close proximity for Family or friends. Please contact us in the first instance and we will assist you.

Yes, we can assist with locating similar homes on Eagle Pointe, so that your large party are not too far away. We find this is popular with large family groups or friends.
